Fresh air ventilation for tight Jacksonville homes

Energy recovery ventilators and ventilating dehumidifiers that bring measured fresh air into tight homes while keeping humidity under control.

Updated September 2026

Quick answer

Does a new Jacksonville home need fresh air ventilation?

Newer Jacksonville homes built tight for efficiency often benefit from mechanical fresh air ventilation, because they don't leak enough outside air to clear cooking, cleaning and indoor pollutants. In this humid climate the fresh air has to be dehumidified or passed through an ERV so it doesn't raise indoor humidity.

Overview

Tight houses need planned air, not leaks

Older homes breathe through gaps in walls, windows and ducts, whether anyone planned it or not. Newer homes are built much tighter to save energy, which is good for the power bill but means stale air, odors and indoor pollutants stay put unless fresh air is brought in on purpose.

In a humid climate the catch is moisture. Pulling in outside air on a July afternoon also pulls in water, so fresh air here has to come in through a device that handles humidity: an energy recovery ventilator that transfers moisture back outside, or a ventilating dehumidifier that dries the incoming air before it reaches the rooms.

Cost factors

What affects the cost of a ventilation install

  • Equipment typeERVs and ventilating dehumidifiers differ in price and capability.
  • DuctingSeparate intake and exhaust runs add material and labor.
  • LocationAttic installs take longer than closet or garage installs.
  • ControlsVentilation controls or a compatible thermostat.
  • BalancingAirflow measurement and balancing at startup.

We measure humidity and look at the house first, then price the option that fits.

Options

Ways to bring fresh air in

OptionHandles humidityBest for
Open windowsNo, adds moisture in summerMild, dry days only
Passive fresh air ductNoNot recommended here
Energy recovery ventilatorPartly, transfers moisture outTight homes with good AC
Ventilating dehumidifierYes, dries incoming airTight, humid homes
Exhaust fans onlyNoSpot ventilation in baths and kitchens

In Jacksonville, fresh air that isn't dried usually makes a humidity problem worse.

What is included

Every ventilation install includes

  • Indoor humidity and house tightness assessed
  • Equipment sized to the home
  • Intake placed away from exhausts and vents
  • Insulated intake and exhaust ducts
  • Condensate drain where required
  • Airflow measured and balanced
  • Controls set up and explained
  • Filter location and schedule shown

What we fix

Energy recovery ventilators (ERV)

An ERV exchanges stale indoor air for fresh outdoor air through a core that transfers heat and moisture between the two streams. In summer it sends much of the incoming moisture back outside with the exhaust air, so the house gets fresh air without taking on as much humidity. We size it to the home, run separate intake and exhaust ducts, keep the intake away from vents and dryer exhausts, and balance the airflows so the house isn't pushed into positive or negative pressure.

Ventilating dehumidifiers

A ventilating dehumidifier pulls in a measured amount of outside air, dries it, and mixes it with house air before delivering it through the ducts. It's often the better choice here, because it handles fresh air and whole-house humidity in one unit. On mild, rainy spring and fall days, when the AC barely runs, it keeps the house dry and fresh on its own control rather than waiting for the thermostat to call for cooling. We set the fresh air amount to suit the size of the house and how many people live there.

Tight new construction homes

Many homes built in the last decade or two are tight enough that indoor air quality depends on mechanical ventilation. Signs include lingering cooking smells, condensation on windows, stuffiness in bedrooms overnight, and humidity that stays high. We measure humidity and look at how the house is built and how the existing system runs, then recommend the ventilation approach that fits instead of simply adding a fresh air duct that brings in wet air. Where the existing AC is oversized, we'll say so, since that affects which option works.

Fresh air in Nocatee's newer homes

Nocatee is a newer master-planned community with room for around 14,000 homes, and much of its housing is recent construction built tight for efficiency. Tight homes hold onto stale air and indoor moisture unless ventilation is planned, which is why fresh air systems come up there more than in older neighborhoods. We pair ventilation with humidity control so the fresh air doesn't turn into a sticky house in summer.

FAQ

Fresh air ventilation questions

Does my house need mechanical ventilation?

Tight newer homes often do. Stuffiness, lingering odors and window condensation are signs.

Will fresh air make my house humid?

Not if it comes through an ERV or ventilating dehumidifier that handles moisture.

What's the difference between an ERV and an HRV?

An ERV also transfers moisture, which matters in a humid climate. HRVs suit colder, drier places.

Is a ventilating dehumidifier better here?

Often, because it dries the incoming air and the whole house.

How often do filters get changed?

Typically every few months depending on the unit.

Is a fresh air system noisy?

Units sit in the attic, garage or closet and run quietly.

Can it be added to my existing system?

Usually, by connecting to the existing ducts.
